Buying a home is an exciting adventure that doesn't need to be scary or stressful. The more information you have, the better equipped you will feel. It's my duty and privilege to walk with you every step of the way and empower you to make an informed and sure decision on this big purchase. Step 2

Discuss Desires & Must-Haves

Next, let's identify your wants and must-haves in a house. This handy cheat-sheet will help me, your agent, hunt down the best options for you. Make sure to tell me everything you're needing and wanting (and don't leave anything out!) Depending on the market, we may need to get creative on how to get your wants realized, but I'm determined to work hard to meet your must-have's in a house.

Find the Right Properties

With your dream home checklist in hand, I will build out a comprehensive list of properties that best fits your needs and wants. The market may be generous or it may require that we get creative, but we'll talk through every option available. Once we narrow down your list to your top 5-10 properties, I will begin to investigate the properties ahead about time and make a plan for us to tour each of them.

Step 4

View Properties in Person (or virtually)

There's nothing like stepping inside a house to truly 'know' if it's the one for you. Together we'll walk through each property on your list and talk through all the feedback and questions you have about each one. Our goal will be to narrow your list to the top 1-3 homes so we can choose the right one and make an offer.

Step 5

Write A Purchase Offer & Negotiate

The most important factor in making and offer and negotiating terms is to end up with something YOU want, YOU feel comfortable with, and most importantly, YOU can afford. I will guide you in how to present a good offer to the seller based on the market trends, how long the home has been on the market, what your finances will allow and what will leave you in a good financial place post-purchase (since after all, moving in and making the home yours takes a little love and cash, too!)

Step 6

Accept Offer

In most cases, an offer is the beginning of a discussion rather than the hinge that opens escrow. It is normal for an offer to be developed by some valuable back and forth negotiations between buyer & seller (facilitated by your agents, of course.) When all parties are happy, the offer is accepted and it's all hands on deck from this point forward to move the house through escrow and into closing.

The Escrow Process

The escrow stage is what I like to call the 'chance and choice' stage of home buying. This the stage where everyone involved in a transaction works as a team to get the deal done. But don't worry – even though there's a chance something could come up during the inspection or appraisal, you will have a choice whether to stay or move on from your offer. Here are the steps:

• Earnest money gets deposited

• Inspections are conducted

• Appraisals are ordered

• Title insurance is obtained

• Any existing conditions are resolved

• Homeowners insurance is obtained

Final Steps

Once we clear escrow, you will have the chance to do a final walkthrough of the house. Meanwhile, your lender will obtain your closing funds to finalize the purchase. Once the funds clear, you will sign the final documents and the purchase will be closed. Now you can move into your new home!
